About the opportunity:


The Fund Analyst role will work in a team focused on the delivery of investment management services to Challenger Life Company’s (‘CLC’) Real Estate portfolio (the ‘Portfolio’). This is the primary focus.


The role also works closely with the Real Estate and Capital Transaction teams to assist in the distribution, development and management of Challenger Investment Partners’ Real Estate investment products.


The Real Estate team operate in a fast-paced environment that thrives on a collaborative approach aligning capability and expertise to deals, market events and client needs in a flexible manner. The team value accuracy, expertise, tenacity, adherence to best practice investment processes and strong leadership.


Key responsibilities:


Funds management (CLC)

  • Assisting the Portfolio Manager to monitor the portfolio performance, primarily through the development and maintenance of the Fund model, as well as through financial reporting.
  • Assist the Portfolio Manager in developing the Portfolio Business Plans, including the development of the Fund models and Portfolio budgets.
  • Assessing and reviewing the feasibility of capital management alternatives and strategic projects for the Portfolio assets.
  • Undertaking financial analysis in respect of proposed acquisitions, divestments and asset management strategies.
  • Assisting the Portfolio Manager in preparing investment papers and managing the approval process for proposed acquisitions and divestments.
  • Liaising with external and internal parties during the transaction process or ongoing management of assets.
  • Preparing board papers and other collateral for matters requiring Board or Investment Committee approval.
  • Preparing quarterly, semi-annual, and annual updates on the Portfolio in respect of valuations, development activity, leasing market, and overall Strategic Asset Plans.
  • Undertake ad-hoc variance analyses designed to enhance Portfolio performance.


Generic

  • Ensuring the accuracy and quality of all reporting or materials provided in suitable formats.
  • Maintaining a pro-active relationship with internal as well as external parties.
  • Create and contribute to a collegiate approach to Property activities within the business.


Skills and experience:


  • Minimum 5 years’ experience in financial accounting, investment banking, portfolio/funds management, financial analysis, asset management, or management consulting roles
  • Application of broad business skills in the area of valuation, asset management, acquisition and divestments of assets, including project management
  • A sound understanding of finance theory and investment fundamentals
  • Understand and utilise relevant market metrics across the property sector and valuation metrics
